FAAC Welding & Fabrication: The Laguna Beach Owner’s Guide
We stock and install FAAC-compatible welding and fabrication parts for most 400, 770, and C720 series operators, with typical installed work in Laguna Beach running $225 to $485 depending on the bracket and weld work involved. Most fabrication repairs on FAAC gate hardware are completed the same day we come out, because we carry the common mounts, hinge plates, and reinforcement stock on the truck. The way owners usually find us is simple: the gate starts dragging, the operator groans against a sagging weld, or a bracket tears loose and the whole assembly cocks sideways. That tearing is rarely the motor’s fault. It’s almost always the fabricated steel around it giving up after years of salt air and daily cycles.
Which FAAC Models This Applies To
The welding and fabrication work we do covers the full spread of FAAC residential operators you’ll see in Laguna Beach driveways: the 400 hydraulic swing series, the 770 and C720 slide units on heavy estate gates, and the older 390/391 swing models still running after 20-plus years. The key identification is on the motor housing itself, usually a metal data plate with the model and production code. If that plate is gone, a photo texted to us usually settles it. One compatibility gotcha worth knowing before you buy anything online: FAAC 400-series bracket geometry changed after the hydraulic ram rebuilds starting around 2008, so a used bracket from an older 391 will not line up on a newer 400. We match that before welding anything. For FAAC specifically, we favor OEM mounting hardware when it’s available and cost-reasonable, but we also fabricate and weld our own from heavier stock when the original design was the weak point from the start, which on coastal swing gates is more common than FAAC’s engineering drawings ever admitted.
We’re an independent service provider, not affiliated with FAAC, but we’ve installed and repaired their equipment long enough to know where its metal fails and why.
Signs Your FAAC Welding & Fabrication Is Failing
- The gate is visibly sagging at the hinge end. This is the classic FAAC swing-gate failure. The hinge post weld was strong enough for a light aluminum gate in a subdivision, but in Laguna Beach the salt air eats that factory weld from the inside out over ten or fifteen years. The gate drops, the operator strains, and the motor eventually burns out trying to lift weight it was never meant to carry.
- You hear a metallic pop or creak when the gate goes through mid-swing. That’s a crack opening and closing in the mounting bracket or a hinge plate losing its bite on the post. It always gets louder before it fails. When it fails, the gate doesn’t just stop mid-cycle; it can swing free, and a free-swinging 400-pound gate is dangerous.
- The operator arm is pulling away from the gate leaf. On FAAC 400-series pistons, the hardpoint where the ram mounts to the gate is a flat plate welded to the frame. After enough cycles on a slightly misaligned gate, that plate starts leaning. The ram still pushes, but the force is now off-axis, and the metal work-hardens until the plate or the weld snaps.
- Rust weeping from a welded joint, especially at the base. Laguna Beach fog and marine air gets into any pinhole in a factory weld. What looks like surface rust is often deep oxidation inside the joint. We’ve cut open FAAC brackets that looked serviceable from the outside and were paper-thin on the load-bearing side.
- The gate stops at the fully open or closed limit and the motor keeps whining for a second. The limit stop plate or the fabricated stop dog has finally been beaten out of position. The gate is now slamming its own stops. Every slam accelerates the bracket fatigue that brings us to the first three failures on this list sooner.
Replacement Cost & What’s Included
For Laguna Beach homes, expect these installed ranges: a single hinge plate replacement and weld runs $225 to $310, a complete operator mounting bracket fabricated and installed runs $340 to $485, and a full hinge set with post reinforcement runs $550 to $900 depending on gate weight and post condition. The spread comes from three things: how much of the old steel we have to cut out, whether the post itself needs reinforcing rather than just re-welding, and whether the gate has to come off its hinges for the work. Every quote is a written, line-item price agreed before we start, so there’s no invoice surprise at the end. The work is backed by our 90-Day Done Right Promise: if it isn’t right, we come back and make it right. That’s the Keystone Standard, and it’s in writing.
DIY or Call Us?
There are two things a homeowner can safely check. First, look at the hinge welds and the ram mount plate with a flashlight. Photograph any crack or rust weep and send it to us. Second, open and close the gate manually with the operator disengaged and feel for resistance or hear a grind. That tells you whether the metal is binding or the motor is fighting. What you should not do is attempt to grind out and re-weld a load-bearing FAAC bracket yourself. A gate under spring tension or an operator with stored hydraulic pressure can shift when you cut a failed weld, and the gate becomes a four-hundred-pound pendulum with you standing in its arc. The welding itself isn’t the hard part; knowing what’s safe to cut while the gate is still hung is the hard part. Call (442) 246-9347 and we’ll come out, assess it, and hand you a written price.
FAQs
Factory FAAC welds in a Laguna Beach salt-air environment typically last 7 to 12 years before something lets go, and that’s when installed correctly on a well-adjusted gate. Our fabricated and welded replacements, using heavier stock and proper marine-grade coating, routinely outlast the original hardware by a wide margin. Coastal air doesn’t care about brand names; it cares about metal thickness and paint integrity.
Sometimes, yes. If the bracket has a single clean crack and the surrounding steel is still sound, we can grind it out and weld it properly for $150 to $225. If the bracket is rust-compromised or the weld has failed at the post, we recommend replacing the fabricated part, because re-welding weak steel just moves the failure point a few inches down the line. Call (442) 246-9347 and text a photo; we’ll tell you straight which one you’re looking at.
Most single-bracket and hinge weld repairs are completed in one visit, typically two to three hours from arrival to a fully tested gate. Gate-off, full hinge replacement with post reinforcement takes longer, usually a half day, and we schedule that rather than attempting it on an emergency basis. You’ll have a clear time window before we start.
We keep the common FAAC 400-series ram mounts, C720 slide brackets, and hinge plates on the truck, along with the steel stock to fabricate what we don’t have. For unusual sizes or a specific OEM piece, we can usually have it in hand within a few days. We also stock parts for LiftMaster, Mighty Mule, and Ghost Controls, so if your setup is mixed-brand, we’re still one call away.
If your FAAC gate is sagging, popping, or pulling loose at the welds, give us a call at (442) 246-9347. We’ll come out, look it over, and quote you a fair, fixed price before any work starts. Victor Salinas has been chasing salt-air gate failures around this stretch of coast for decades, and there isn’t much a FAAC system can throw at us that we haven’t welded, braced, or rehung already. We fix it right the first time, or we come back, simple as that.
